Why don't you have house catalogues or predefined models?

We know that building a house is one of life’s most important projects. That is why, after several years of working with fixed models that always had to be adapted and modified to meet the needs of our customers, we decided to focus on working from scratch on each project using our own architects, centred on the people who will live in it.

That is why we do not have a catalogue or a model home, because we believe that a home should respond to the needs and characteristics of its owners, from the very first design to the last detail.

Do you offer a turnkey service?

Yes, and we don’t know any other way to do it. We want our customers to enjoy the process of building a house, which is not always easy. Injecting well-being into the construction process has always been our goal. That’s why, from the first sketch of the architectural project to the handing over of the keys, we support the customer and take care of everything from start to finish.

What does your fixed price include?

Our price and service include:

  • Preliminary project.
  • Geotechnical and topographical study of the land.
  • Project management.
  • Drafting of the basic and complete projects for the house.
  • Earthworks, foundations and drainage.
  • House assembly, including approved carpentry, insulation and utilities.
  • Solar panels, home automation, batteries and other installations requested.
  • Complete kitchen and bathrooms.
  • Façade finishes.
  • Other interior and exterior finishes (flooring, lighting, etc.).
  • End of project documentation.

Do you have a price/m²?

At Prêt-à-porter casas we build totally customised houses and the price depends on a number of factors such as the design, the m², the type of land on which the house is to be built, the finishes, and so on.

When we calculate a quotation we do it properly and very accurately, always thinking about the needs of the customer and the required schedule. Our architects invest hours in drawing up the plans and then calculate the price using our own BIM software.

We do not work with inconsistencies and when we calculate a price for you it is the real price, any error that may be made later in the calculation is borne by us. We are aware that we are not merely engaging in a financial transaction, but rather in unique living projects, designed exclusively for the people who will live in them.

How long does it take to deliver your houses?

As soon as we have received the building permit from the local council in question, we are contractually committed to handing over the keys to the owners within approximately 4 months.

Why is concrete the main construction material?

It is true that wood and bricks are traditionally the most widespread systems, but neither meets our expectations in terms of comfort, robustness and sustainability (taking into account our area). We opt for, without hesitation, concrete, an element which, in our case, offers a very high resistance (40kn) and better climatic and acoustic comfort than any other material.

In addition, concrete is a very durable material, making it a sustainable resource. Moreover, through an industrial process, we are able to make concrete elements without the need to generate any waste or loss of material.

Do you have an after-sales service?

Yes, from the moment the house is delivered, we offer our customers an after-sales service operated by our own staff who are available to answer any questions and/or resolve any possible incidents that may arise.

We also offer the possibility of carrying out future extensions and renovations to the property. We also provide additional services related to gardening, renewable energy installations, and so on.

What guarantees do your houses have?

Like any other house, our guarantees respond to the legal regulations in force and are reflected in the building book that is delivered once the house is finished.

FINISHES AND QUALITIES.

What materials and equipment can I choose from?

Practically anything. We work with reports on finishes that include hundreds of references to choose from. From exterior cladding, to curtain fabrics, if you require them, to flooring, wall coverings, bathroom fittings, sanitary ware, kitchen furniture and electrical appliances, among other things.

Is there an interior design service?

Prêt-à-porter studio is the interior design team of Prêt-à-porter casas. And this team works with our customers to define a global aesthetic that allows them to transfer their personality to all the rooms. In addition, if the customer so wishes, we also work on a furniture proposal for the living room and dining room, master bedroom, and any other rooms that may be of interest. Materials and designs for the kitchen and bathrooms, home textiles, as well as direct and indirect lighting are selected.

KHANVIAN® CONSTRUCTION SYSTEM

What is Khanvian®?

Khanvian® is our industrialised construction system. It allows us to build the entire house in our factory, on a production line, implementing all the details studied by our architects and engineers, with the meticulousness and attention to detail that we demand for our houses.

In addition, the system makes it possible to relocate the interior partitions to change the layout of the house. A change in the concept of the home as a fixed structure, turning it into a space that can be easily redistributed and adapted to the new needs that arise throughout the owners’ lives. Moving away from houses defined for the needs of the present day, to houses that can be updated, that evolve with the life of the owners, that change with them.

How do you build the different floors of the houses?

Our construction system allows us to build all the floors of the house in a continuous way. This means that as well as being very fast, we avoid having to deal with the thermal bridges around the perimeter that exist when buildings are built floor by floor, and not in the way we do.

We build suspended floors.

Suspended floor slabs are a key element that provides our homes with extra comfort. It avoids contact with the ground, prevents the entry of humidity and contact with radon gas, which is harmful to people. In addition, the crawl space regulates the temperature of the house, helping to maintain the temperature reached in the interior.

TECHNICAL AND FINANCIAL ASPECTS

What type of land do I need to build on?

You need urban land that complies with the town planning regulations in force in the locality where it is located.

What are the topographical and geotechnical studies?

On the one hand, the topographical study details the land surface, taking into account its physical, geographical and geomorphological characteristics, as well as its evolution and anthropogenic modelling.

On the other hand, the geotechnical study looks at the subsoil, through a borehole, to find out if the ground is optimal for building, as well as to determine where the most stable part where the foundations will be laid is located and, if there is none, to propose a solution.

These studies are essential to implement the basic and complete projects for the house.

Which projects are necessary?

The basic and complete projects must be drawn up and approved by a registered architect and an architectural technician. At Prêt-à-porter casas, these projects and their respective approvals are included in the price of the property.

What is a building permit and how much does it cost?

The building or urban planning permit is a permit required, usually by the local authorities, which grants municipal authorisation to carry out the work. It usually costs between 4% and 5% of the budget for the material execution of the work.

What type of financing might you need?

If you do not have your own resources to finance the construction, banks offer financing through a financial product called a self-builder mortgage (hipoteca de autopromotor in Spanish). This financing is exclusively for the construction, and in no case for the purchasing of the land or the payment of taxes derived from the construction, IVA (VAT), ICIO (tax on constructions, installations and works), AJD (documented legal acts), etc.

The financing is received as the construction progresses by means of construction provisions. These funds are obtained by presenting the bank with the invoices corresponding to the construction work and the completion certificate issued by the project architect.
